If your land has development potential, we introduce you to the right developers, housebuilders, and promoters, and help negotiate the terms of the agreement between you.
Think of us as a trusted intermediary helping the transaction process run smoothly — we don't promote or develop the land ourselves, we make sure you're introduced to the right people and get a fair deal.

A land promoter or housebuilder takes on the planning process itself, often over several years, in exchange for a share of the eventual sale or a discount of the market value of your land.
We work differently — our role is to help you understand your options and make an informed decision — not to sell you into a deal. We use our industry knowledge and contacts to introduce you to a promoter or housebuilder who's the right fit for your land, and help you negotiate strong terms with them.
You get an experienced advocate in your corner, at no direct cost to you.

No. Our fee is paid by the developer or promoter on completion of an agreement, not by you. There's no upfront cost to have a conversation or get our view on your land.

We draw on our network of developers, housebuilders, and promoters built up over 15+ years in the industry, and match your land to those most likely to have genuine interest and the right track record.
Where appropriate, we market test your land by approaching multiple developers to gauge real appetite and likely value, so you have a clearer picture before any decisions are made. All interest and offers received are fully presented to you.
We only make introductions we believe are worthwhile — not simply the first party who shows interest.

No. You remain the owner throughout, and any decision about who to work with, and on what terms, is yours to make. We support and negotiate on your behalf, but nothing happens without your agreement.

That depends on who you're introduced to and what suits your land — this might be a promotion agreement with a promoter, an option agreement with a developer or a standalone sale.
We'll explain the differences clearly and help you understand what you're agreeing to, and we'd always recommend you have your own solicitor review the agreement before you sign.
We're independent and don't have any referral arrangements with solicitors, but if it's helpful, we can put forward a few names for you to speak to directly — you're of course free to use whoever you prefer.

Yes, in almost all cases. Being introduced to a developer or promoter, and agreeing terms with them, doesn't usually affect your day-to-day use of the land.

We work closely with reputable planning consultants to get an independent second opinion on a developer's proposed strategy. It means you're not just relying on the developer's own view of what's achievable — you get an experienced opinion that's genuinely objective.

Yes. If you decide to proceed with a developer or promoter, they will have their own legal and professional advisors working in their interests — you should have someone doing the same for you.
We are not affiliated with any solicitors, but we can point you in the right direction if you don't already have one.

Yes. We won't discuss your land, your plans, or any introduction with third parties without your permission.
